At its Oct. 20 meeting, Peoria City Council listened to a presentation on land use and zoning by attorney Jason Morris of Withey Morris PLC, then approved a requested rezoning for his client, Arrowhead RV.
The council action followed the Peoria Planning Commission approving the rezoning of a the site at 11150 W. Beardsley Road from Suburban Ranch to the Arrowhead RV and Boat Storage Planned Area Development
Arrowhead RV & Boat Storage is on 20 acres at Beardsley Road and 112th Avenue.
In June, city council approved a general plan amendment for the former site of Linden Tree Nursery, redesignating the area employment business commerce from traditional residential, paving the way for the Arrowhead facility.
Before that meeting, some Ventana Lakes residents expressed concern about traffic and noise.
Morris said he reached out to neighbors “repeatedly. We even held a full afternoon of meetings in the Ventana Lakes clubhouse and permitted in-person attendance while simultaneously livestreaming it. We held four meetings in that fashion back to back to allow a variety of participation.”
The new recreational vehicle and boat storage facility will include 749 spaces including a mix of enclosed, covered and uncovered spaces.
According to Morris, “The project will now go into civil review and construction drawings. This process doesn’t require any additional public hearings and will occur on the developer’s schedule.”
Arrowhead RV & Boat also has a facility at Peoria and 99th avenues.
